Affordable Housing/ Tax Credits:
Affordable housing is needed in just about every community today. Working with the Department of Housing & Urban Development, local and state finance agencies and private owners, Progressive Property Management is able to provide much needed affordable housing units for low income and elderly residents in the Greater Atlanta area.

Mixed-Income Properties:
Progressive Property Management is one of the few companies that manage private mixed income housing. Our familiarity with section 8 and tax credit issues makes us a desirable choice in this industry. Mixed income housing, where a number of the total units is set aside for low or moderate income residents, is increasingly common in the housing industry today.

How do I apply to rent a home?
Please call our office to set an appointment with a Leasing Agent to view the property you are interested in. Upon viewing the property, you can complete an application with the Leasing Agent. You can also complete the application on this website.  An Agent will collect the application fee and a reservation deposit. Applications are processed "first come, first serve by deposit". You are asked to pay a "Full Security Deposit" or a "Rent Reservation Payment" at the time you apply equal to one half of one month's rent to hold the property for you. The application accompanied by the "Rent Reservation Payment" paid first will be processed first. If the application is denied, or if you change your mind within 24 hours of the application being approved, the Rent Reservation Payment is refunded. Back to Top

Who must complete an application and what are the requirements?
All adults age 18 and over must present photo identification and complete an application. The income requirement is usually 3 times the monthly rent. We will check your landlord and employment references to determine your ability to pay the rent on time and to take care of the property. Back to Top

How much is the application fee?
All individuals completing an application must pay a $35 non-refundable fee with the application. Back to Top

What do the application and reservation fees cover?
The application fee will cover the processing of credit, employment and residential history and a criminal background check. We use CBI/Equifax and National Tenant Network to help process the background check. The reservation fee is applied to the first month's rent charge. Back to Top

What if my application is denied?
The application fee is spent when we process the background check. The "Rent Reservation Payment" will be returned to you in full. Back to Top

When will the application and reservation fees be deposited?
The application fee will be deposited as soon as processing starts. The "Rent Reservation Payment" will be deposited 24-hours after notification of an approved application and becomes non-refundable at that time. We tell any other interested parties that the property is rented and we are holding it for you until the scheduled move in date. Back to Top

How much is the security deposit?
Usually the security deposit is equal to one month's rent. From time to time, some owners may offer special promotions to help lease their property more quickly. The security deposit is paid when you move in and must be paid by certified funds (cashier's check or money order).  $200.00 of the security deposit is a non-refundable administrative fee to help offset the costs of preparing the move-in package and conducting the "move-in" and "move-out" inspections. Is my security deposit refundable?
Yes, your security deposit is refundable before you sign a lease agreement.
Once a lease agreement has been signed, all stipulations in the lease must be satisfied to receive a refund on your security deposit. Back to Top

Are there any pet fees?
The pet addendum, and any related deposit or fee is negotiated on a case by case basis but usually starts at $150 per animal. Usually the pet deposit is non-refundable. Our pet addendum requires that the Resident have the property professionally treated for fleas and the carpet professionally cleaned once they move out. Back to Top

What will I owe at move in?
The balance of the one month's rent and the security deposit are due at move-in regardless of the day of the month in certified funds.  Back to Top

What are the standard lease periods?
Generally our leases are for a period of 12 Months. Back to Top

When is the rent due?
Rent is due on the first of each month. A $75-$150 late fee is assessed if we have not received your rent by the 5th day of the month. Back to Top

What are the penalties for early termination of a lease?
If you decide to move out prior to the end of the lease term then you will be required to give us 60 days written notice, pay rent through that 60 day notice period, and pay a penalty. The early termination fee is equal to the lesser of one month's rent or 1Ž4 of the rent due during the remaining lease term. Back to Top

What is the Progressive Protection Plan?
The Progressive Protection Plan is a simple nonrefundable warranty product for prospective tenants who normally would not be able to pass the application process.  It it is offered to prospective tenants who have poor credit.  The plan may also be offered to prospective tenants who have had foreclosures and/or evictions within the last three years.  Purchasing the Protection Plan can make an applicant a stronger prospect and may even guarantee the applicant the top spot when there are other bidders vying for a property.  Back to Top
